How much will my property rent for?

We recommend a rental amount through a comparable market analysis and by inspecting the property. While factors such as square footage, the number of bedrooms and bathrooms and other amenities affect Las Vegas rental prices, market conditions will best determine what your investment property will rent for.

Notwithstanding any preprinted verbiage to the contrary, this opinion is not an appraisal of the market value of the property. It is intended only for the benefit of the requesting party for the purpose of assisting the requesting party in deciding the listing, offering, sale, exchange, option, lease or acquisition price of the real property and not for any other purpose, including, but not limited to, obtaining financing. If an appraisal is desired, the services of a licensed or certified appraiser must be obtained.


How do you handle repairs and maintenance?

All of our vendors/contractors are licensed, insured, and bonded. They are equipped to take care of cleaning, painting, stucco repair, roofing, garage doors, landscaping services, plumbing, electrical, pool service, locksmiths, etc. Unless there is an after-hours emergency, we will never authorize more than $250.00 for any repair to your home without your prior approval. General repairs and improvements to the property and maintenance of appliances as a result of standard wear as well as all essential services must be performed at Owner’s expense.
 

Do you regularly inspect my property?

We conduct an inspection of the rental property before we ever place a tenant in your home. Additional inspections are conducted upon move-out or prior to lease renewal. At no extra charge, we will do an inspection if we receive a complaint from the homeowners association or a neighbor.
